The Vibe

Seabrook Island is an exclusive gated community just a short drive from historic Downtown Charleston. 3.5 Miles of beautiful beaches, peaceful marshes and hiking trails all in an untouched natural setting. Seabrook is also a protected natural environment that is home to wildlife and pristine flora and fauna.

With a variety of home options available, you’ll discover everything from a one bedroom condo on the golf course to multi-million dollar beachfront homes. Whatever your needs you’re sure to find it on this idyllic island. Take a peek below at the many amenities that abound and essential information for a visit to this beautiful barrier island.

PROS & CONS

  • Beauty

The island offers some of the most stunning scenery and natural setting around. As an Audubon Bird Sanctuary the wildlife is unsurpassed.

  • Remote

Though the island sits just 45 min from downtown Charleston and 5 min from Freshfields Village where every essential is available, the island still is somewhat remote.

  • Community

With just 2000 residences, the island is sleepy and intimate. You’ll come to know your neighbor and they’ll likely become your close friends.

  • Hurricane & Flooding

This barrier island with a prime coastal location does not come without a risk of storms and flooding. And it is particularly vulnerable due to it’s geography and the fact that it’s surrounded on all sides by water.

  • Outdoors

With 3.5 miles of pristine the beaches are endless and expansive and offer peace and solitude. And with nature trails throughout the island walking and biking options abound.

  • Building Regulations

There are many regulations set in place to protect both the environment and integrity of the island, but these can pose many limitations and constraints for builders and home owners. Updates and renovations can take a long time to approve and ultimately the review board may not give permission in the end.
